Terms of Service

Effective September 9, 2026

These terms govern your use of Tabellara, a service of Tabellara LLC (“Tabellara”, “we”, “us”). By creating an account or using the service you agree to them. If you use Tabellara on behalf of a company or another person, you confirm you have the authority to bind them, and “you” includes them.

The service

Tabellara lets short-term rental hosts create and publish digital guest guidebooks, copy and link guide content across their properties, view engagement analytics, run a branded WiFi sign-in page on their own network equipment, and, when available, connect Tabellara TV devices and third-party integrations. We improve the service continuously, which means features may change, and some may be paused or withdrawn. We do not promise that the service will be uninterrupted or error-free, and we do not offer a service-level agreement on any plan.

Your account

You must be at least 18 years old and provide accurate information. You are responsible for your account credentials and for activity under your account; tell us right away if you believe it has been compromised. One host account may manage many properties.

Your content

You own the content you create or upload: guide text, photos, property details, and anything you import from a connected listing. You grant us a worldwide, non-exclusive license to host, copy, display, adapt for display (for example resizing photos or rendering a PDF), and process that content solely to provide and improve the service for you, including showing published guides to your guests and passing content to the processors named in our Privacy Policy. We never use your guides in our own marketing without asking you first. The license ends when you delete the content or close your account, except for copies held briefly in backups.

You are responsible for having the rights to everything you upload, for its accuracy, and for keeping it current, including sensitive details such as access codes, alarm instructions, and safety information. You are also responsible for what your guests rely on: a guide is your communication with them, published under your name, and for complying with any laws or platform rules that apply to your rentals and your guests. If you send us ideas or suggestions, we may use them without obligation to you.

If you are a guest

If you are reading a guide as a guest, the guide is the host’s content, not ours; questions about a property, its rules, or your stay go to the host. We show guides on the host’s behalf and collect only the anonymous usage data described in our Privacy Policy. If you sign in to a host’s guest WiFi or place a Guest Store order, the details you provide are collected for the host as that policy describes, and the host’s own terms may also apply.

AI-generated content

Tabellara can draft guide content for you using third-party AI services, based on your listing data, text, and photos, and can research local recommendations from public sources. AI output can be inaccurate, incomplete, or out of date, and similar output may be produced for other hosts: you are the publisher of anything you keep, and you are responsible for reviewing and correcting all guide content before publishing, especially access details, safety information, house rules, and anything about fees. The translations guests can read in other languages are AI output too: review the languages your guests rely on, especially for safety and access details. Recommendations of local businesses are informational, change over time, and are not endorsements. AI services are provided by third parties under their own terms, and we may change providers.

Templates and linked content

You can copy sections and cards between your own guides and mark a guide as a template whose sections other guides link to. Linked sections show the template’s current content: editing or deleting content in a template changes every guide that links it, and you are responsible for those changes across your properties. Copies are independent once made.

Guest contacts and reservation data

Reservation sync and the Contacts list bring your guests’ details into your account: reservation dates and party details per property you connect, and guest names and contact details imported from your platform, added by you, or collected by features you enable, such as Guest WiFi sign-ins. This is your data and your responsibility: use it only with a lawful basis, follow the marketing-consent and text-messaging laws that apply to you, honor the opt-out preferences shown, and delete contacts you no longer have a basis to keep. Per-stay guide links are unlisted, guest-specific pages; where an integration supports it, we may write each booking’s link into your platform account so your own messages can include it, and you authorize that when you connect.

Acceptable use

Do not use the service for unlawful, infringing, deceptive, or harmful content or activity; do not try to access other users’ data or probe, scrape, reverse engineer, or interfere with the service; do not resell or white-label the service or use it to build a competing product; do not send spam or use guides to collect guests’ personal information without a lawful basis; and do not upload malware. We may remove content or suspend accounts that do.

Billing and licenses

Creating an account, building guides, previewing them, and using the AI build are free and have no time limit. Each account’s first published guide is free for 30 days from the moment it is published (one trial per account); when the trial ends without an active subscription, that guide automatically returns to draft and nothing is deleted. Beyond the trial, publishing a guide requires a subscription with enough guidebook licenses: each license covers one published guide, and unpublishing a guide frees its license for another property without changing your bill. Pricing is shown on our pricing page and at checkout before you pay, at a flat per-license rate. Prices exclude taxes, which are added at checkout where the law requires. We may change prices with at least 30 days’ notice, such as by email or in the app; changes apply from your next renewal.

Guest WiFi bills the same way, per network: each WiFi license covers one WiFi network with its sign-in page, however many access points broadcast it. WiFi licenses require an active subscription with at least one guidebook license, bill on the same interval as your subscription, follow the same proration and reduction rules as guidebook licenses, and end with the subscription. Your first network runs on a free 30-day WiFi trial (one per account), separate from the guidebook trial. Turning a network’s sign-in page off frees its license for another network without changing your bill.

Subscriptions renew automatically, monthly or annually, with no minimum term, until you cancel. Adding licenses mid-period charges the prorated difference for the remainder of the current period immediately, at the rate shown to you before you confirm; a change only takes effect if the payment succeeds. Reducing licenses takes effect at your next renewal: you keep every license you paid for until the period ends, and no credits or refunds are issued for reductions. Switching from monthly to annual billing takes effect immediately, with unused monthly time credited against the annual charge and a new billing cycle starting that day; switching from annual to monthly is scheduled for the end of the paid year.

You can cancel from within the app at any time. Cancellation stops future renewals: your published guides stay live through the end of the period you paid for and are unpublished automatically when it ends. Payments already made are not refunded. If a renewal payment fails, we notify you and retry for a limited period; if payment cannot be collected, the subscription ends and the associated guides are unpublished, with all content preserved as drafts. If you dispute a charge with your card issuer instead of contacting us, we may suspend publishing until it is resolved. Payments are processed by Stripe; we do not store card numbers. Hardware, when offered, is a separate one-time purchase under the terms shown at purchase.

Guest Store

The Guest Store lets you sell items and services (such as early check-in or a welcome basket) to guests through your guidebooks. It is available with an active subscription and requires a Stripe account that you create and own, subject to Stripe’s own terms, including the Stripe Connected Account Agreement. Guest payments are made directly to your Stripe account. You are the seller and merchant of record for every store sale; Tabellara is not a party to the transaction between you and your guest, does not hold or transmit your funds, and does not take ownership of the items or services sold.

For each completed store order, Tabellara receives a platform fee of 2% of the order total, deducted and routed automatically by Stripe as part of settling the charge. Stripe separately charges you its payment processing fees under your agreement with Stripe. If you refund an order, our platform fee is returned to you in proportion to the refund; Stripe’s processing fees are governed by Stripe’s policies and are generally not returned. We may change the platform fee with at least 30 days’ notice; changes apply to orders placed after the change takes effect.

You are responsible for everything about your store as a seller: what you offer and its lawfulness, pricing, fulfillment, the terms of sale you present to guests, refunds, disputes and chargebacks, and any taxes on your sales. Approval-based orders you do not decide within the item’s response window are declined automatically and the guest’s payment authorization is released. We provide a starter terms-of-sale template for convenience; it is not legal advice, you use it at your own discretion, and you may replace it with your own terms at any time. If your Stripe account is disconnected or becomes unable to take payments, your store is unpublished and undecided orders may be cancelled with their authorizations released. Store order data (items, amounts, guest name, email, and notes) is shared between you and your guest as needed to complete the sale, and our handling of it is described in the Privacy Policy.

Tours and activities (Viator)

You can choose to show tours and activities near a property on your screens and guides. These come from Viator, a Tripadvisor company, under Tabellara’s own Viator affiliate account. When a guest scans or taps one, they leave for viator.com, and any booking they make there is between the guest and Viator (and the tour operator) under Viator’s terms. Tabellara does not sell, arrange, or guarantee any tour and is not responsible for it. Which tours appear is chosen by Viator’s catalog for the area and by your picks; showing a tour is not an endorsement by us or, unless you say so, by you.

Your share. Viator pays Tabellara a commission on bookings attributed to our account, generally after the experience has taken place. For bookings attributed to your property, we pay you half of the commission we actually receive from Viator for that booking (at Viator’s current rate, that is 4% of the booking value). Your share is paid about seven days after Viator’s payment to us for that booking arrives, by transfer to the Stripe account connected to your Guest Store, which is why this feature requires a live store; there is no minimum. Each payment comes with a statement listing the bookings behind it. If Viator reverses, refunds, or withholds a commission, the matching share is reversed too, and we may deduct it from a later payment. Attribution is Viator’s: a booking counts for your property only when Viator reports it under your property’s campaign code, and Viator’s reports are final for that purpose. These payments are referral income to you: you are responsible for any taxes on them, and where the law requires it we (or Stripe on our behalf) issue a Form 1099 for the year’s total. We may change the share or the schedule with at least 30 days’ notice, and may end the feature if Viator changes or ends our access.

Viator’s content (tour titles, descriptions, photos, prices, and ratings) is licensed to Tabellara for this purpose only and may not be copied, scraped, or reused elsewhere. Prices and availability shown are Viator’s at the time we fetched them and can change.

Tabellara TV

Tabellara TV is an app you install on a Google TV or Android TV device you own, using our setup tool. It runs as the device’s owner app so it can show the guest screen, sign guests out of streaming apps at checkout, remove accounts they added, join your property WiFi, turn the television on and off over HDMI-CEC, and keep itself updated. You are responsible for the device, for any streaming subscriptions signed into it, and for telling guests what the screen does if your local law requires it. Removing a screen from your account, or choosing "Make it a regular Google TV", returns the device to normal use; a factory reset from the device itself always works. The app is provided as is, works only on devices that allow device-owner apps, and may stop working if the device maker or Google changes the platform. We do not sell the devices.

Licenses and what happens if you stop paying. A TV license covers one property with up to three televisions; each television beyond three is an additional-TV license; the bundle covers one property’s guidebook, one Guest WiFi network and three televisions. A television can only be added to a property whose guidebook is published. Your first property runs on a 30-day trial; when the trial ends with no license covering the television, it returns to its normal Google TV home screen that day. If a payment fails or your licenses no longer cover your televisions, a 30-day grace period begins with reminders by email at the start, the next day, two weeks out, one week out and the day before. At the end of the grace period each uncovered television returns to its normal Google TV home screen on its own, with its Google account and apps intact, its card leaves your dashboard, and the TV lines come off your subscription so nothing more is charged for them. Restoring a television afterwards means running the Tabellara App on it again. Nothing is deleted from your account: your Journey, screens and settings are kept.

Guest WiFi

If you stop paying. A network can only be added to a property whose guidebook is published. If a payment fails or your licenses no longer cover your networks, a 30-day grace period begins with reminders by email at the start, the next day, two weeks out, one week out and the day before, during which the sign-in page keeps working. At the end of the grace period the sign-in page is removed from your controller where we can reach it and the Guest WiFi lines come off your subscription; the network itself, its name and its password are left exactly as they were, so your guests keep their internet. Your designs and equipment connections are kept, and a license switches the sign-in page back on.

Guest WiFi turns a guest network on your own compatible network equipment (currently UniFi controllers, including hosted ones) into a branded sign-in page that collects each guest’s details and opens your guidebook. To use it you invite our service account as an administrator on your controller, and by doing so you confirm that you own the equipment or are authorized to manage it, and you authorize us to configure it on your instructions: creating, changing, or removing the guest networks you tell us to, applying the sign-in page settings, authorizing and disconnecting guest devices, and reading site and device information needed to run the service. Entering an access point’s hardware address to connect a site is your representation that the site is yours to connect. We use this access only to operate the service. You can revoke it at any time by removing our administrator from your controller, which stops Guest WiFi from working for the affected sites.

Your network stays yours. Tabellara is not your internet service provider and does not operate your network: your internet service, coverage, equipment health, and controller configuration outside what you ask us to manage remain your responsibility. We do not promise that every device shows the sign-in screen automatically; on some devices a guest opens a website to bring it up. If your subscription or WiFi licenses lapse, we wind the sign-in page down gracefully: after a grace period your branding, data collection, and guidebook hand-off pause, and guests continue to get internet access, because your guests’ connectivity is never used as leverage.

Guest sign-in details are collected on your behalf and belong to you: you are the controller of that data, and you are responsible for using it lawfully, including having a lawful basis for marketing, honoring opt-outs, and following the email and text-messaging laws that apply to you. The sign-in page presents a marketing-consent checkbox whose wording you control, and each sign-in records the exact wording the guest agreed to. We provide default guest-facing WiFi terms as a convenience; they are not legal advice, and you may replace them with your own, for which you are responsible. How we handle sign-in data is described in the Privacy Policy.

Third-party services and integrations

Parts of the service depend on third parties: Stripe for payments, Hospitable Connect for Airbnb listing data, property management platforms such as OwnerRez for listing, reservation, and guest data, network controller platforms such as UniFi for Guest WiFi, map, geocoding, and weather providers, Google Analytics, and AI providers. Their services are subject to their own terms, may change or become unavailable, and we may change or withdraw an integration if a provider changes or ends access. When you connect an account such as Airbnb or OwnerRez, or invite our service account to your network controller, you confirm you are authorized to do so, including authorizing the reading and writing the integration describes.

Guest-facing pages

Published guides are reachable by anyone with the link or QR code, including direct links to individual sections and cards. Guides are excluded from search engines, but a link can be forwarded. You control the link, its sharing, and whether the guide is published; consider what you include accordingly, and unpublish or change codes when a link may have spread further than you intended.

Copyright complaints

If you believe content in a published guide infringes your copyright, send a notice with the information required by 17 U.S.C. 512(c) to support@tabellara.com with “Copyright” in the subject line. We remove or disable access to infringing content and close the accounts of repeat infringers.

Beta features and hardware

Features labeled beta, early access, or coming soon may change, pause, or be withdrawn, and may not work as expected. Hardware, when offered, is sold under separate terms shown at purchase.

Disclaimers

The service is provided “as is” and “as available.” To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Weather, maps, local business details, and other third-party data come from their sources and may be inaccurate. Tabellara is not a backup service: keep your own copies of anything important.

Limitation of liability

To the maximum extent permitted by law, Tabellara LLC’s total liability for all claims relating to the service is limited to the greater of the amount you paid us in the twelve months before the claim or one hundred US dollars, and we are not liable for indirect, incidental, special, consequential, or punitive damages, lost profits, or lost data, including damages arising from information displayed in guides such as access details or from a guest’s reliance on a guide. Some jurisdictions do not allow some of these limits; in that case they apply to the fullest extent permitted.

Indemnification

You agree to defend and indemnify Tabellara LLC and its members and contractors against third-party claims, including claims by your guests, that arise from your guide content, your use of the service, or your violation of these terms or of any law. We will tell you promptly about any such claim and cooperate with you.

Suspension and termination

You may stop using the service at any time and ask us to delete your account. We may suspend publishing or access if a renewal payment fails, if your account appears compromised, if we receive a valid legal demand, or if your use violates these terms or threatens the service or other users; we will tell you why and restore access once the issue is resolved where we reasonably can. We may terminate accounts for serious or repeated violations. After a subscription ends your guides remain as drafts in your account; after you close your account we delete your content from our systems within 90 days, except records we must keep for tax, accounting, or legal reasons. Ask us before closing if you want an export of your guides.

General

These terms are governed by the laws of the State of Wyoming, excluding conflict-of-law rules. Any dispute that cannot be resolved informally will be brought in the state or federal courts located in Wyoming, and both of us consent to that venue; either of us may bring an individual claim in small claims court instead. If any provision is unenforceable, the rest remain in effect. These terms are the whole agreement between us about the service. We may update these terms; if a change is material we will give at least 30 days’ notice, such as by email or in the app, and continued use after the effective date is acceptance.
