A stay link is your guide's address plus the booking's confirmation code: tabellara.com/s/HMABC12345. That code is already in every Airbnb reservation, so the page knows exactly who is arriving, when they check in, and how many are coming, and says hello accordingly. No guest accounts, no app, nothing for anyone to set up.
Turn on the booking message and Tabellara does the sending: about five minutes after a booking is accepted, your message lands in the Airbnb thread with the guest's personal link filled in, nothing to configure in Airbnb. Flip it on per property under Reservations, adjust the introduction, sign-off, and your name, and Save: every accepted booking from then on gets your words with their own link. Guests who booked before you turned it on are covered too, with a Send Guidebook Message button right on their reservation row.
Pick the listing, click Connect, confirm: that is the whole setup. Reservations only sync for properties you connect, and disconnecting deletes the synced guest data on the spot. Creating a guide never turns this on by itself; it is always your call, per property.
